Bathroom Remodeling Considerations for Home Owners

Bathroom Remodeling

Bathroom remodeling projects are typically thought of as being easier than kitchen projects, room additions, and other more complex projects. However, without the proper planning and thought process even a simple bathroom can quickly run past schedule deadlines and budgets. Numerous considerations regarding the room should be thought of from both a labor and materials perspective.

An initial consideration for your bathroom remodeling project is to decide what you want to keep from the current bathroom versus tear out. It is clearly more of a messy task to tear everything out and get down to the walls, however it makes planning easier. Many residence owners will try to maintain a budget an leave the tile or flooring intact.

However, surprises can occur under these circumstances. For example, once you remove the bathroom vanity it is possible to discover that the original contractor never tiled underneath the vanity. This is a common practice by home builders to save money by using less tile or flooring material. The result is that the home owner will now be forced to either re-do the entire floor in a new material or to try and find an exact match to the size of the current bathroom vanity.

Once the determination on what to keep versus discard has been made, it is important to take accurate measurements and to plot an accurate diagram. Your bathroom remodeling will be easier to execute with a proper plan and diagram. Be sure to note electrical and plumbing outlets on your diagram as your contractors will need this information. If at all possible, it is recommended that you not move your tub or toilet in an existing structure. This will require that your foundation slab be broken and will always result in a considerable budget requirement. As you shop for materials such as a bath tub, toilet, bathroom vanity, and other items, you will want to reference your diagram so that you do not force your plumber to move any existing drains. This is not always possible as some will opt for high-end features such as shower wall units, steam units, and other items.

Your bathroom remodeling task list will also help to understand what needs to happen and in what order. If you are planning on hiring a general contractor to handle the needed subcontractors, this will be his or her task. However, if you are planning on coordinating the bathroom remodeling project yourself it is important to know who will do what task and in what order. The bathroom is a small room and you don't want an electrician, tile installer, plumber, and drywall installer to be forced to work at the same time.

A final consideration for your bathroom remodeling project is to receive all of your needed materials before hiring your contractors. You will typically save money by ordering your materials yourself versus having your contractor purchase them. Many projects are started and then delayed as a result of home owners waiting for their bath tub or tile to arrive. Receive everything and then schedule the project to start.
